We are excited to offer newly renovated guest rooms in 2026, designed to provide a fresh, modern look and provide a sense of home. In additions to these comforts, each guest room is equipped with modern amenities such as a 55-inch HD flat screen television, a desk and workstation, an in-room safe, and both wired and wireless internet access, among other thoughtful features. Our signature rooftop restaurant, 350 First, which offers breathtaking views of downtown Cedar Rapids and the Cedar River. This elegant setting is ideal for breakfast, lunch, dinner, or a professional gathering over cocktails. Additionally, guests will find an indoor pool on the 3^rd floor and a well-equipped fitness center on the 5^th floor.

TWO NIGHT MINIMUM. Reservations modified to fewer than two nights no longer comply with the terms of the group agreement and will be adjusted to the hotel’s prevailing retail rate.

Early check-in is based upon room availability and cannot be guaranteed. Guests arriving prior to 3:00 PM will be assessed a $20 Early Check-In Fee.

Standard check out: 12 PM. Guest’s remaining in their room after 12 PM without prior approval from the Front Desk may be assessed a Late Check-Out Fee. Late check-out requests are subject to availability and must be approved by the Front Desk.

Quiet Hours: Quiet hours are observed daily from 10:00 PM to 7:00 AM.

Common Areas: Guests are expected to dispose of trash, remove belongings, return furniture to its original arrangement, maintain appropriate noise levels, and respect fellow guests.

Supervision of Minors: Children and teenagers must be supervised at all times by a registered adult while on hotel property.

Registered Guests: Hotel amenities and public spaces are reserved for registered guests only.

Guest Room Decorations: Tape, adhesives, nails, command hooks, confetti, glitter, or other materials that may damage hotel property are prohibited.

Guest Conduct: Disruptive behavior, excessive noise, underage drinking, illegal activity, vandalism, or conduct that interferes with another guest's experience is prohibited.

Damage & Smoke-Free Policy: Guests are financially responsible for any damage caused to hotel property during their stay. A minimum of $250 Damage Fee will be assessed for excessive cleaning, missing items, damaged furnishings, or destruction of hotel property. Fairfield Inn & Suites Cedar Rapids South is a 100% smoke-free hotel. Smoking or vaping anywhere inside the building will result in a minimum $250 Smoking Fee.

Complimentary Breakfast: Complimentary breakfast is served daily and includes a variety of hot and cold breakfast offerings for registered guests. Breakfast hours are posted at the Front Desk and in the breakfast area.

We are located off of I-380, 6 miles form the ImOn Ice arena. We have free hot breakfast, free parking, indoor pool, and hotel is pet friendly.

Youth Hockey Team Guest Conduct Policy: Welcome to Hampton Inn & Suites! We are pleased to host your team and ask that all players, parents, coaches, and families help us provide a safe and enjoyable stay for every guest. Parents and guardians are responsible for supervising children under 18 at all times. Please observe quiet hours from 10:00 PM to 7:00 AM, refrain from running, playing hockey, or gathering in hallways.  Please treat our staff, facilities, and fellow guests with courtesy and respect. Guests are responsible for any damage caused by members of their party. Failure to follow hotel policies may result in additional charges or removal from the hotel without refund. To maintain a peaceful environment for all guests, we kindly request your cooperation in maintaining a quiet environment from 10 pm to 7 am. This ensures everyone can rest well and wake up refreshed. This policy applies to guest suites and all public areas, including the lobby, hallways, and patio.

Only Registered Guests may occupy the public areas. Please refrain from placing decorations or command hooks on your guest suite entry door or throughout the suite to avoid damage to the paint or walls.

We strictly prohibit any form of altercation or disturbance on the premises.

Non-compliance with these policies may result in eviction from the property without refund.

The hotel reserves the right to charge a $250 fee for any room damage, and a $250 fee for smoking in rooms.
